Miss Ottawa Commercial Development Traffic Impact Brief (Ottawa, ON)

Castleglenn Consultants Inc. was retained by Richcraft Ltd to prepare a Traffic Brief (TB) to address 42 residential stacked townhouses located on the south-east quadrant of the Montreal Road / Miss Ottawa intersection. The proposed development resulted in negligible change to the traffic patterns and level of service at the Montreal Road / Miss Ottawa intersection.

Subsequent to the original Traffic Brief, the site plan was revised to accommodate a 13,121 square feet commercial development that would be served by 54 parking stalls and two accesses, a full movement access off Miss Ottawa and a right-in access Off Montreal Road. The Addendum Letter No.1 prepared satisfied the requirements highlighted in the City of Ottawa’s” Transportation Impact Assessment Guidelines”(October 2006).

The site plan was further revised and Addendum Letter No.2 was prepared to address the changes to the development application from 13,121 square feet to a 15,285 square feet commercial development. The proposed site would be served by 73 parking stalls and the access arrangement remained similar to the Addendum No.1 Report. The proposed commercial development resulted in negligible change to the traffic patterns and levels of service at the Montreal Road/Miss Ottawa Street intersection, and the access along Miss Ottawa Street. The proposed site was found to accommodate the movement of heavy traffic circulation.
