Castleglenn Consultants Inc. was retained by D.G Belfie Planning & Development Consulting Ltd. to assess parking characteristics and address potential parking requirements and traffic volumes associated with the proposed re-development at 3681 Innes Road. The site is located approximately 250 meters east of the Innes Road / Viseneau Drive intersection and 800 meters west of the Innes Road/Pagé Road intersection. The development application involves the demolition of a portion of a former structure. The remaining portion of the structure is to be converted into four retail stores consisting of approximately 13,800 SF.
A parking assessment was used to determine whether 48 parking stalls would be sufficient to satisfy the parking demand of the proposed retail development. To gain an appreciation of the likely parking demand and the pedestrian activity associated with the proposed site, a parking survey was conducted at a similar retail facility. The current site plan is anticipated to satisfy the parking demands of the proposed re-development of 3681 Innes Road.
